Maintaining a vacant property during the sales process is critical to ensuring property value and efficient sale. We understand that time is of the essence for REO clients, thus we ensure high-quality, timely REO services for our clients.
Upon the initial service order, vacancy is determined and the securing process begins. Securing includes changing all locks (including deadbolts); installing padlocks, lockboxes, sliding locks, and window locks as necessary; and boarding and repairing any opening that is a security risk (for example, broken windows or doors) according to local and federal regulations as well as the clients requirements. Exterior buildings and pool areas are also secured with padlocks and in accordance with investor/insurer guidelines.
An inspection of the property will be completed checking for both damage and debris. ProSec Preservation will complete a winterization during this time if applicable. All results are reported to the client, with photos provided for support.
Trashout and Maid Services
The trashout and initial maid service are an extremely important part of making the property marketable. The goal is to make the property clean and, thus, attractive to prospective buyers.
The trashout includes the removal of all interior and exterior debris; this is completed based on client-specific parameters. If we encounter any personal property, we will provide a bid to the client to remove and store the personal items for 30 days. ProSec Preservation generally does not recommend proceeding with the trashout until all personal property has been addressed. We follow specific parameters given by the client.
After the debris is removed, the initial maid service is completed. We follow a detailed checklist of items that must be completed as part of the maid service. The baseboards, light-switch and outlet covers, light fixtures and air vents/ducts will all be wiped down and cobwebs will be removed. Any dirty, non-washable window covers will be removed. The bathroom and kitchen counters, cabinets, and drawers will be wiped down and the floors will be swept. Hard-surface floors will be mopped, and carpeted areas will be vacuumed.
Proper lawn maintenance is an essential component of a property’s curb appeal and also in staying compliant with local ordinances. While a pre-sale property is not being marketed for sale, it is important to ensure that it looks well-maintained and that it does not draw unwanted attention from code enforcement, or neighbors who may contact code enforcement.
We follow local and federal regulations for grass cut frequency and seasons. Generally, this means that we will complete grass cuts every two weeks during the cutting season, which begins in approximately May in Wisconsin. Shrub trimming is completed once per season, with additional trimming available at the client’s request. The property will also be checked to ensure that it is secure. All lawn maintenance is performed in accordance with client instructions and/or applicable investor/insurer guidelines.
Keeping a property safe and secure is always a top priority. During the winter months, the cold and snow can make this job difficult. Just as we maintain the lawn during the summer months, ProSec Preservation will maintain the walkways and driveways during the winter months to ensure safety and remain in compliance with local ordinances. Once the accumulation reaches three inches or as required by local ordinances, the snow will be removed per investor/insurer guidelines. We will also salt the areas to ensure that ice does not become hazardous.
The property will be assessed for any needed repairs to bring the property to marketable condition. Photos of damages will be provided as will an estimate to complete any needed services.
Keeping a property in marketable condition is a continuous effort. ProSec Preservation’s responsibility does not end with the initial services. We maintain REO properties throughout their listing period, always focusing on curb appeal and marketability. Some of our ongoing services, such as lawn maintenance and maid service refreshes, are scheduled and completed on a regular basis. Other services, including securing and de-winterization, are completed as needed. Regardless of the service, ProSec Preservation’s goal is to ensure each property remains secure and marketable from the initial service through the final inspection.
