ProSec Preservation provides a number of services including snow removal, lawn maintenance, debris removal, winterizations and securing to help our clients ensure and maintain the value of their investment.
Securing
One of ProSec Preservation’s primary goals is to protect the properties we maintain. Upon the initial service order, vacancy is determined and the securing process begins. Securing includes changing all locks (including deadbolts); installing padlocks, lockboxes, sliding locks, and window locks as necessary; and boarding and repairing any opening that is a security risk (for example, broken windows or doors) according to local and federal regulations as well as the clients requirements. Exterior buildings and pool areas are also secured with padlocks and in accordance with investor/insurer guidelines.
An inspection of the property will be completed checking for both damage and debris. ProSec Preservation will complete a winterization during this time if applicable. All results are reported to the client, with photos provided for support.
Debris Removal
To assist in protecting and preserving the property, interior and exterior debris is removed from all pre- and post-sale properties as appropriate. In pre-sale properties, this would include the removal of anything deemed to be a health, safety or infestation risk and that would result in a code violation. Once the property is post-sale, all interior and exterior debris—hazardous and nonhazardous—is removed. Exterior debris is removed by the cubic yard and dumped at a licensed dumping facility. Interior debris is removed per the investor guidelines. Personal items remain until ProSec Preservation receives instructions to complete a personal property eviction, or until the client has provided other instructions.
Winterization
Winterizations are a critical component of property preservation. Without proper attention, unoccupied properties could incur serious and expensive damage to their interiors, plumbing and fixtures during the winter months. ProSec Preservation routinely completes winterizations on any type of heating or plumbing systems.
ProSec Preservation drains all of the water lines and uses an air compressor to blow air through the system, ensuring that all of the water is removed. We then drain the hot water tank and pressure test the system to check for possible leaks. All toilets are cleaned and flushed, and antifreeze is added to the bowl and tank. Antifreeze is also added to all sink drains and traps. Finally, stickers are posted on all winterized parts of the property.
Whenever possible, the utilities at the property are turned off unless a sump pump is present, in which case the electricity must remain on. All services completed during the winterization are reported to the client with supporting photos provided for viewing.

Lawn Maintenance
Proper lawn maintenance is an essential component of a property’s curb appeal and also in staying compliant with local ordinances. While a pre-sale property is not being marketed for sale, it is important to ensure that it looks well-maintained and that it does not draw unwanted attention from code enforcement, or neighbors who may contact code enforcement.
We follow local and federal regulations for grass cut frequency and seasons. Generally, this means that we will complete grass cuts every two weeks during the cutting season, which begins in approximately May in Wisconsin. Shrub trimming is completed once per season, with additional trimming available at the client’s request. The property will also be checked to ensure that it is secure. All lawn maintenance is performed in accordance with client instructions and/or applicable investor/insurer guidelines.
Snow Removal
Keeping a property safe and secure is always a top priority. During the winter months, the cold and snow can make this job difficult. Just as we maintain the lawn during the summer months, ProSec Preservation will maintain the walkways and driveways during the winter months to ensure safety and remain in compliance with local ordinances. Once the accumulation reaches three inches or as required by local ordinances, the snow will be removed per investor/insurer guidelines. We will also salt the areas to ensure that ice does not become hazardous.
Estimates/Damage Reports
A detailed estimate and report of all needed repairs, conveyance issues, and/or damage to the property will be provided with appropriate photographic documentation.
Code Violation Rectification/Abatement
Working with the code enforcement on the client’s behalf, we will work to rectify any violations quickly to minimize fines and resolve the situation.
Mold Remediation & Removal
With the assistance of licensed mold removal and remediation specialists, we will ensure the situation is analyzed, treated and addressed to correct the current problem and prevent future mold growth.
Emergency Services
In the event of an emergency, tarp installations, roof repairs, pumping of flood waters, repair/installing sump pumps, and other emergency services are available.
